General Description
Our luxury interior designed 3 bedroom, 2 bathroom villa occupies a premier position in a very peaceful area located on the Lindfields estate at Kissimmee, Florida. This executive villa is set within its own grounds with a private fully screened south facing swimming pool (heating of pool is optional) incorporating a extensive pool deck and a lanai overlooking a private lake and conservation woodland all complimented by fully landscaped gardens. Our villa is decorated with natural tones and unique decorative touches throughout to combine luxury with comfort. Vaulted ceilings and large windows enhance the spaciousness of our home. There are many four bedroom homes within the estate that have less interior floor space and it is one of only a few properties that has a large pool deck incorporating a large lanai. Combine all these features with its superior location and you have the ideal vacation home within 5 miles of Disney World.

Bedrooms / Bathrooms
MASTER BEDROOM SUITE: This larger than average area is totally separate from the other bedrooms. The Main Features include: comfortable QUEEN SIZE BED, LARGE WALK IN CLOSET, MIRROR, RADIO ALARM CLOCK, CELING FANS, LARGE CHEST OF DRAWS. In addition the room has vaulted ceilings and large windows over looking the pool area. This bedroom is complimented by a luxury EN-SUITE BATHROOM featuring: LARGE SUNKEN BATH, WALK IN SHOWER, WC IN SEPARATE ROOM, TWIN VANITY UNITS & STORAGE, HUGE MIRROR covering the entire wall above the vanity units, SPOT LIGHTING & HAIR DRIER.
BEDROOMS 2 & 3 - A small hallway with bi-fold doors separates both bedrooms 2 & 3 along with bathroom from the main living areas for added privacy. Both bedrooms are individually decorated and feature TWIN BEDS, LARGE BUILT-IN WARDROBES, CHEST OF DRAWS, FULL LENGTH MIRRORS & CEILING FANS. The second BATHROOM services both bedrooms 2 & 3 and includes: COMBINATION BATH & SHOWER, WC, SINGLE VANITY UNIT, LARGE MIRROR, SPOT LIGHTING & HAIR DRIER.
In addition there is a separate locking door to access the rear garden and pool area.

Living Areas
The open plan interior, incorporating vaulted ceilings to create space, elegance and luxury, has been interior designed using natural tones and unique decorative features to our own high specifications. Fully air conditioned throughout for that perfect temperature whatever the weather. FAMILY ENTERTAINMENT ROOM-This is the main living room of the house. Open plan, featuring very comfortable, luxury seating comprising of both 2 and 3 settee sofas, with a huge luxurious armchair and its own large footrest. The entertainment centre comprises of a Sony TV, satellite and VCR. Incorporating a large ceiling fan , this beautifully decorated room leads via triple patio doors to our extensive pool deck area to the rear. SITTING ROOM-Features both 2 and 3 seat settees, with Sony TV and satellite. Bi-fold doors allow this room to be isolated from the main family room.

Kitchen / Dining
FULLY FITTED KITCHEN. A full size and extensively fitted kitchen with every modern appliance including COOKER, AMERICAN STYLE REFRIGERATOR & FREEZER, MICROWAVE, DISHWASHER & WASTE DISPOSAL UNIT, all complimented by CROCKERY,GLASSWARE, UTENSILS & CROCKERY. This kitchen is ideal for creating any type of meal. A large serving bar separate the kitchen area from the breakfast area. In addition there is a UTLITY ROOM located off the kitchen. This well equipped room offers both WASHING MACHINE & DRYER along with IRON & IRONING BOARD.
DINING ROOM -Open plan and spacious, overlooking the front of the house and entrance porch with an elegant table and 6 chairs.
BREAKFAST AREA - Loacted in its own alcove adjacent to the kitchen. Featuring a Table and 4 chairs overlooking the pool area.

Outside
POOL AREA & GARDEN
This is the key activity area. Careful consideration was made to create the right amount of space in which to relax, whilst not detracting from the lovely scenery of the lake and woodland at the rear. It was thus decided to fence either side of the rear area, whilst leaving the back of the garden area open to enable full enjoyment of the surrounding scenery, but in a private environment away from neighbouring properties. The house features this south facing, fully screened over sized pool deck area, which enjoys the full sunshine from dawn to dusk. A key factor to remember is that a south facing property enjoys all the sunshine all day long....lots of cheaper homes have north facing pool areas, resulting in many of the guests having to sit outside the front of the houses to enjoy the sunshine during the day, because the pool area is in the shade all day long. We see this all the time when we are stopping in the area.
POOL DECK
The pool deck area, which overlooks the lake and conservation woodland, is fully screened to keep any unwanted insects out, and features the swimming pool (heating optional), a large sun deck, along with its own lanai (overhead shelter) incorporating 2 electrically operated fans. This lanai gives you the option of shelter from the elements, such as excessive heat, whilst still enabling you to be able to sit outside and enjoy the surroundings. The lanai can comfortably accommodate 4 large sun loungers, along with a table and 4 chairs giving all guests plenty of room in which to relax. The area beyond this, within the pool deck area, can easily accommodate the same, giving the option of either full or partial sun, and/or full or partial shade with which to enjoy the fantastic view of the lake, and its associated wildlife.

Location
The Lindfields estate is renowned as one of the premier estates in the Kissimmee/Orlando area located just off US Highway 192 only 5 miles west of Disney World. The location of our luxury villa offers you a beautiful, quiet and relaxing environment away from the bustling crowds, whilst at the same time being on the doorstep of all major attractions, Florida has to offer. Disney’s Magic Kingdom, Animal Kingdom, Epcot Centre, MGM Studios, Boardwalk, Blizzard Beach, Universal Studio etc. along with golf and many other sporting facilities are all within a few miles of the house. Restaurants, shops and major supermarkets are within only 3-4 miles of our villa,so you don’t have to travel miles and miles for any of your everyday essential items. Orlando International Airport is within a 35 minute drive, Sanford Airport being an additional 20 minutes. An hours drive gives you the choice of either Gulf beaches(West) or Atlantic (East) along With Kennedy Space Centre. The location speaks for itself.
