General Description
Enjoy the Florida sunshine from our villa`s sunny pool with extended deck overlooking the golf course. Relax, go to the theme parks or play golf - the choice is yours!

Our beautiful 4 bedroom, 2 bathroom villa is situated on the prestigious, gated Southern Dunes Golf and Country Club with its well-renowned championship golf course rated 4.5 stars by Golf Digest and 6th best in Florida. This is an ideal location for golfing holidays, relaxation, or visiting Disney and the other major attractions of Florida.

It is fully air conditioned, spacious and sleeps up to 10. It is tastefully decorated and well appointed. There are cathedral ceilings which give a light and airy feel to the house.

The sunny pool has an extended deck with great views over the 17th fairway. There are no villas behind to watch you enjoying the wonderful Florida sunshine!

Guests have complimentary use of all Southern Dunes leisure facilities including communal pools, fitness gym, tennis courts, children`s playground, clubhouse and bar.(A green fee is payable for golf)

Bedrooms / Bathrooms
The MASTER BEDROOM has a super king size bed, cable TV, dressing table, walk in wardrobe and patio doors to the pool area. It has an ENSUITE SHOWER ROOM with extra large shower, WC and vanity unit. The ensuite shower room has a door to the pool area so it can be used for changing and showering after swimming.

BEDROOM 2 has a queen size bed, cable TV and large built in wardrobe. The furniture is new for October 2006.

BEDROOM 3 is themed as a Winnie the Pooh bedroom with 2 twin beds, a Winnie the Pooh cable TV and DVD player, and large built in wardrobe.

BEDROOM 4 has twin beds and large built in wardrobe.

The BATHROOM has a bath with shower, toilet and vanity unit.

Living Areas
The LOUNGE has a sofa, a sofa bed, tables, 32" cable TV, PLAYSTATION 2 with a selection of games, DVD player with a selection of DVD`s, CD player, radio/cassette, video player and 2 dining areas. There are patio doors to the swimming pool.

Kitchen / Dining
The KITCHEN is fully equipped with dishwasher, cooker, coffee maker, toaster, kettle, blender, microwave, large fridge/freezer with ice maker and all the crockery and cooking utensils you will need.

The breakfast nook seats 4.

The dining table seats 6.

Swimming Pool
Our 26` PRIVATE SWIMMING POOL (with optional heating) is reached by patio doors from either the lounge or master bedroom. It is screened to keep the insects out but allows the sun in. The view down the 17th fairway is wonderful. There is an extended pool deck with poolside furniture for relaxing, and pool and patio lights for evening swimming. There is an area under cover if you prefer the shade.

Outside

It is a wonderful location for the perfect holiday.

Located on a fantastic Championship Golf Course, with complimentary use of their leisure facilities including Tennis Courts, Communal Pools, Children`s Play Area, Fitness Gym and Clubhouse with Restaurant and Bar. Within 2 minutes there is a 24 hour Wal-Mart superstore, shops, restaurants, fast food outlets, fuel, pharmacy, Blockbuster video and banks.

Golf Information- Southern Dunes Golf and Country Club is an ideal location for golfing holidays or for non-golfers to visit Disney and the other major attractions of Florida. Disney World is just 20 minutes away by car. The Gulf coast beaches are within easy reach. Situated just off Highway 27, Southern Dunes golf course was opened in 1993 and is rated 4.5 stars by Golf Digest. It is listed in the `Top 100 Modern Golf Courses to play in America` (at 51st) by Golf Week magazine, is in the `Top 10 Golf Courses Built in the Last 10 years` by Links magazine and is ranked Number 6 in Florida in Golf Week`s `America`s Best Courses You Can Play`, March 2004 edition. The course offers players of all abilities the chance to play one of the most challenging and beautiful courses in Central Florida. It is over 7200 yards long and has become a favourite with both local and visiting golfers. There are five sets of tees to accommodate golfers of varying abilities. It features an elevation change of 100 feet, which is unusual for a Florida golf course, and it is beautifully maintained. There is a pro golf shop and impressive clubhouse and bar. On-course beverages and snacks are available throughout the day from the travelling beverage cart. There are also a great many other top golf courses within a 20 minute drive of Southern Dunes.

Changeover Details
Rates include all taxes, utilities and the final cleaning fee.

Changeover day is flexible.

For stays of less than 7 nights please add a cleaning fee of £33 / $60.

Pool heating is available by pre-booking at a cost of £90/$160 per week (minimum charge £55 / $100)

Deposit of £100/$165 per week is required on booking with the balance due 8 weeks before the arrival day. We will hold dates for 7 days pending confirmation of travel arrangements and the deposit cheque.

A security deposit (either £200 / $350 or a credit card swipe) is required with the balance payment.

Extra Details
In the double garage there is a TABLE TENNIS TABLE, a FOOSBALL TABLE and AIR HOCKEY. There are 3 mountain bikes, tennis racquets, a high chair, travel cot and a stroller for use, free of charge.

The phone has UNLIMITED FREE Local, National and International calls (excluding cell/mobile phones).

Towels, pool towels, linen and hairdryers are provided.

The laundry room has a washing machine, tumble dryer, iron and ironing board.

No Smoking and No Pets.

Our management company is available 24 hours a day for emergencies.
