General Description
A beautifully presented two bedroom stone gite located in a quiet hamlet only 15 minutes from Dinan. With a large open plan kitchen / diner and living room, two bedrooms with original beamed ceilings and 1500m2 of garden, the gite is an ideal hideaway in the beautiful Cotes dArmor, Northern Brittany, the perfect place in France to relax and explore the glorious Emerald Coast.

Bedrooms / Bathrooms
From the rear hallway, stairs lead up to the first floor and on to a spacious landing. All of the floors on the first floor are beautiful dark wood floors. Leading from the landing is: a double bedroom with a fantastic beamed ceiling, built in wardrobe and a chest of draws; a twin bedroom, again with a beautiful beamed ceiling, with a free standing wardrobe and a chest of draws and finally a shower room. A z-bed and travel cot are also available if required.

Living Areas
The beautifully presented gite is on two floors, with the ground floor comprising an open plan kitchen / diner and living area, with a spacious hallway to the rear leading to a utility area, with washing machine, a downstairs toilet and access to the rear garden. The ground floor is tiled throughout, except the kitchen which has a lovely parquet floor.
The living room has a feature fireplace with a wood burning stove and very comfortable seating. Also provided: a CD player, a television with english freeview channels, a video and a DVD player with a selection of videos and DVD`s to watch and a playstation 1 with a variety of games.

Kitchen / Dining
The kitchen is spacious with plenty of storage. It is well equipped with everything you could need for a self-catering holiday, including an oven, hob, microwave, fridge, kettle, coffe maker and toaster. There is a large dining table, seating six, with two high chairs available if required. There is also an iron and ironing board available. The gite is non-smoking.

Outside
To the rear of the gite is a large garden, accessible via the rear hallway. To the front of the gite is a paved area and another large garden. A BBQ and garden table and chairs are provided for that outdoor living. There are bikes available for use by guests, a dart board in the adjoining barn and also a selection of toys for any young ones of pre-school age

Location
The gite is located in a quiet hamlet near the edge of the forest of Yvignac, only two minutes drive from the nearest village. The village has a bakery, butchers, bar and a restaurant open for lunches. The town of Broons, with more restaurants / bars, a Poissonnerie (fishmongers) and supermarkets is less than ten minutes away and for anything you can`t get there, Dinan is only 15 minutes away.
Brittany is easily accessible from the UK or Ireland by ferry or by plane. If you are travelling by plane, Dinard airport is less than 25 minutes away from the gite and Rennes airport is about 50 minutes. Travelling by ferry gives even more options, with the ferry port at St Malo only 40 minutes away, both Roscoff and Caen just under two hours and Le Havre three hours away from the gite.
The gite is ideal for couples or families, where you can relax at the slow Breton pace of life in the beautiful cottage and it`s gardens, take part in some of the more energetic activities locally, relax on one of the stunning beaches or visit the beautiful towns and cities nearby. With so much to see and do, neither children or adults will ever be bored.
Once there, the Gite provides easy access to a whole variety of places to see and activities to do, from relaxing and watching the world go by in a café in the historic medieval town of Dinan, have a gentle trip on the beautiful river Rance from Dinan through the Rance valley all the way to St Malo, or for the more sporty, take a bike ride in the glorious countryside, along the river or by a canal, have a game of golf at one of the nearby golf courses, or go sailing, windsurfing or kayaking on the large lake at Jugon-les-Lacs. A welcome pack at the gite will provide you with all of the information you need on everything locally to see and do to ensure you have a fantastic stay.
The city of Dinan, the magnificent lake at Jugon-les-Lacs and the lovely golf course at Saint-Michel-de-Plélan are within 15 minutes drive, and with the large number of stunning beaches of the northern coast just over 30 minutes away, you`ll find everything on your doorstep to keep the whole family happy. With so much to see and do, you`ll want to come back to Brittany again and again.

Changeover Details
Changeover day is normally Saturday but this can be negotiated for low season bookings. Guests are welcome from 4:00pm on the day of arrival and must vacate by 10:00am on the day of departure.
