General Description
Charming country house – 4 stars and 3 “épis” Gites de France, we restored it with care by respecting the authenticity of the surrounding environment and local materials. Our property (a feudal site of 5 hectares) is at the top of a hill (altitude 210 m) with a panoramic view of Pays du Cocagne, the “land of plenty.” You will enjoy a park abounding with green trees, trails with blackberries and hundred-year-old boxwood trees, as well as a small forest frequented often by rabbits, squirrels and birds.
A 12 m x 6 m swimming pool is available and shared with the owner, and is secured according to current French regulations.

Bedrooms / Bathrooms
The house is fully-equipped for your comfort, consisting of 4 rooms with their own sink and private bathrooms with big comfortable showers and 3 toilets independant. Each room can be customized to have your choice of one 180 cm x 200 cm double bed or of two 90 x 200 single beds. The living room also contains a sofa-bed measuring 140 x 190, and a futon measuring 80 x 190.

Living Areas
The living room ( 60 m2 ) is very confortable and you will find TV with satellite, video, CD player.
High speed internet connexion free.
For winter, in addition to the big chimney, heating is provided by a wood-burning stove and supplemented by electrical convection heaters.
Big activity room (100m2 ) for seminaries or cultural courses ( table d’hôtes on demand )……and also for kids with a lot of games, table football and a children’s snooker.

The kitchen is fully equiped with all equipments included freezer, washing machine, dryer, microwawe etc………. YYou will take your meals on an authentic country table nearby a big cheminey

Swimming Pool
in the middle of green park with a beautiful view, the 6 x 12 M swimming pool is equiped with jet stream and light.

Outside
Besides swings, ping-pong, volleyball, mountain bikes, and a trampoline (4 m in diameter), you are invited to take advantage of the big swimming pool (12 x 6 m) shared with the owner. The pool includes against-the-current swimming, light for the night swims and is absolutely secure according to new French safety standards.
2 mountain bikes and an all-terrain bikes are at the disposal of our guests as well as a volleyball court.
Of course, you can use the 5 hectares of the property for walking in the fields and also in a little wood.

Location
Located 5 km from Lavaur, a small town of 10,000 residents containing all necessary services, the property is situated in the heart of the magnificent hills of Pays du Cocagne, the “land of plenty.” The surrounding area is abundant with villages such as Albi, Gaillac and its vineyard, Cordes and its fortified town, Castres at the foot of the National Park of Haut Languedoc, and Carcassonne and its medieval city.
Only ½ hour away is Toulouse, “the pink city,” and its international airport.
A hiking trail runs parallel to the cottage, following numerous minor lakes— a delight for fishermen!
A few kilometers away you can find an 18 hole-golf course, a forested walking trail, go-karts, tennis, a swimming center, and ultra-light motorized aircraft.
Duck and its products, most importantly foie gras, is very important in our region. Castelnaudary’s cassoulet is renowned worldwide, as is Gaillac’s wine. Numerous producers of cheeses, fruits, poultry as well as local organic production are found in all “peasant” open-air markets.

Changeover Details
The accommodation includes a set of household linen (towels and bed sheets), unrestricted hot water and gas in the kitchen, and a fixed rate of electricity of 56 KW weekly. We also offer bedding for infants, as well as a tub, diaper-changing mat, highchair, baby-rest and stroller.
Anticipate 60 euros for necessary housekeeping at the end of your stay and 80 euros per cubic meter of wood used.
Changeover on Saturday.
Pets no allowed. If our proposal interests you, please inform us for reservations. We shall then forward you the contract to return to us with a 30% down payment, the remaining balance payable 8 weeks before your arrival.

Extra Details
The cottage is 3/4 hour from Toulouse, 2 hours from the Pyrenees and Spain, 3 hours from both the Mediterranean (Cap d’Agde) and from the Atlantic (Biarritz), and 4 hours from Barcelona.

HOW TO GO THERE
You have different possibilities :
- by plane to Toulouse or Carcassonne International Airport
- by train to Toulouse and Lavaur.
- by car :
ARRIVING BY TOULOUSE:
Take the freeway A 68 in the direction of Albi. Don’t use the exit N° 6 marked Lavaur but take the following N° 7. Follow the signs for Giroussens, then for Lavaur. Once in Lavaur take route D 112 in the direction of Castres. After 1-2 km, turn right on D 12 towards Marzens, Puylaurens. Continue 2 short kilometers and to your right you will find the sign for Preignan. Follow the signs marked “Mas de Preignan.” Cross the hamlet and don’t exit down on the left, but continue straight on the rising road.
ARRIVING FROM NARBONNE:
On the freeway A 61, about 30 km before Toulouse, take the Villefranche-de-Lauragais exit. Follow signs for Lavaur by way of Caraman. Once in Lavaur, follow the directions as before
