General Description
4 bed/3 bath villa with own pool and spa located on gated community of Highgate Park. Air conditioned and fully managed. Only 10 minutes from Disney yet in a quiet neighbourhood. A real home from home in the sunshine state.

Bedrooms / Bathrooms
Master bed with king size bed,2 walk in closets, en suite bathroom that has 2 basins, bath, shower and separate toilet. Fight over who is going to have this luxurious suite of rooms. Direct access out to the pool area - wake up with the view of the pool if you want.
Queen bedroom adjoins the second bathroom and so might as well be en-suite.
2 twin bedrooms share a jack and jill bathroom. All bedrooms have closet space and plenty of hangers to put your new clothes on when you get home from shopping.
All rooms are furnished with a tropical theme so you can really enjoy the atmosphere of Florida. Each picture chosen with care to compliment the theme.
All bedrooms have their own cable TV so there should be no arguments about what to watch.

Living Areas
The great room has a seating area with large screen TV, DVD player and X box games console. The TV is cable so there is a huge choice of what to watch. One of the sofas converts to a double bed enabling 10 people to stay in the villa all together. Remember our prices are per villa not per person.

Kitchen / Dining
The fully fitted kitchen in the great room has everything you need to cook a banquet if you want. It is also large enough for more than 1 person - a failing in some rental properties. Appliances include oven, microwave, dishwasher fridge/freezer with ice-maker.
There are 2 dining areas, a breakfast nook and a more formal dining area. though we find most people take advantage of the sunshine and eat outside by the pool.

Swimming Pool
Screened pool and lanai with the luxury of your own spa pool. The
pool also has lighting and at night it looks magical. Imagine eating
out in the evening with the fan wafting a light breeze to keep you
cool, the lights on and the sound of crickets . Bliss

Outside
We have installed a lock box so you can go straight to the villa from the airport. (Great after a long flight) On payment of the balance we provide the codes for the villa, Highgate Park gates and comprehensive driving insturctions from both Orlando International and Sanford airports. The fabulous pool and spa is reached from either the great room or the master bedroom. It is screened for your confort. The lanai enables you to choose whether you want to lounge in the sun or relax in the shade. There is a table, chairs and loungers provided. We have a solar pool cover and roller to make sure that the heat stays in the pool (especially important overnight) so you can swim any time of the day.
There is also a safety net which must be in place if you have children in your party. We have a selection of pool toys to play with - they vary as some get damaged and others appear - but if you are looking for something in particular both Walmart and Publix do a great selection of toys and swimwear.They also do great souvenir towels to take to the beach or the water parks as we respectfully request you do not take the villa towels out of the villa.

Location
Highgate Park is on Highway 27 near the junction with the 192. Ideally situated to get to all the theme parks and the both roads have a wealth of restaurants for every taste and pocket. You are also ideally placed to explore both the gulf and space coasts as well. There are supermarkets both north and south of the villa- to the north is a large Walmart open 24/7. The Publix to the south has more restricted hours. There is a community library opposite the Walmart which allows visitors free access to the internet - printing is 10c per page. Posner Park shopping mall is at the junction of the 27 with Interstate 4 - though there are lots of chances to shop alll over Orlando
We are close to several golf courses and the shops are all within easy reach. There is a 24hr Walmart only 5 minutes away and several small stores and a pharmacy.

Changeover Details
We are flexible about changeover days as we realise not everyone can fly on the same day. We also realise that if you can avoid flying at the weekend you will save the dreaded supplements for doing so. We have a minimum stay of 4 nights. 25% of the total cost is payable to secure the booking and the balance is due 8 weeks before your stay. We accept credit cards. Ask for our full terms and conditions. We also require a £200 security deposit to be paid with the balance- this is fully refunded if no damage occurs.

Extra Details
Highgate Park has its own childrens play area, picnic tables and tennis courts (we provide the rackets and balls). Our own Games room has a pool table, foosball, air hockey, electronic basketball and darts. Free wi-fi broadband internet access Long distance phone calls (not international) are included - remember if a home says local calls only this can mean you can`t phone just down the road or to Disney to make reservations as they may be a differnet area code - local really means local in this case.
