Situated on an Outer Avenue - Pool Deck is NOT OVERLOOKED from the rear.

Bedrooms / Bathrooms
The master bedroom has a queensize (5ft) bed with ensuite facilities and access to the pool. There is a large clothes closet, dressing table, bedside cabinets and TV, also a remote controlled ceiling fan incorporating lights with dimmer switch.

The second and third bedrooms – one double, and one twin share the second bathroom. Both bedrooms have large clothes closets and the double bedroom also has a TV/VCR combi unit.

Living Areas
The lounge/diner has two sofas, a swivel/rocking chair, large dining table and six chairs, TV, VCR with selection of tapes, DVD Player & Films, Hi-Fi, coffee table & reading lamps, and ceiling fan. Patio doors, which lead out to the pooldeck, are fitted with a child safety alarm.

Kitchen / Dining
Comfortably furnished in true Floridian style, the villa has a kitchen/breakfast nook with table and four chairs. The kitchen is equipped with a large conventional cooker, microwave, fridge/freezer with ice-maker, dishwasher & waste disposal unit, coffee maker, toaster, electric kettle, blender and kitchen scales.
Also professional chef’s cookware, cooking utensils, cutlery, crockery and glassware.

VILLA HAS ITS OWN PRIVATE POOL, POOL DECK HAS PATIO FURNITURE & LOUNGERS. BBQ.

POOL HEAT IS £80 PER WEEK EXTRA IF REQUIRED.

PLEASE NOTE: THERE IS ALSO AN UNHEATED `RESORT` SIZED COMMUNITY POOL - A MINUTE`S WALK AWAY.
IT IS VERY LITTLE USED, AS ALL THE VILLAS HAVE THEIR OWN PRIVATE POOL.

Floodlit pool area, Patio Table, Chairs, Loungers and BBQ are provided.
Pool has a hand-rail & steps for easy access.

Location
Manors North at Westridge, a smaller prestigious Gated Community with its own Clubhouse & `Resort ` Sized Community Pool. Clubhouse is only a minute`s walk from our Villa. The Clubhouse has a New Fitness Suite recently installed, and Wi-Fi FREE Internet access for guests.

Our Villa is well away from traffic noise. Publix supermarket and s Golf Courses are only 2 minutes drive away, also shops & restaurants.

Interstate 4 - your gateway to the Beaches, Tampa, Daytona, St. Pete`s & Clearwater (is exactly 4.2 miles away from the Manors) Beaches can be accessed in approximately an hour.

Kennedy Space Centre also approx an hour`s drive away.

Changeover Details
ARRIVAL/DEPARTURE The rental commences at 4.00 p.m. on the day of arrival and ceases at 10.00 a.m. on the day of departure.

Booking Terms and Conditions

DEPOSIT £100 per week is required for each week booked. This is non refundable in the event of cancellation. Confirmation of your booking along with an invoice for the balance will be sent to you. The balance is due two calendar months before departure date. If the booking Is under 10 weeks before departure then the full payment is payable at the time of booking. We regret we are unable to accept Euro-cheque payments

SECURITY DEPOSIT A refundable security deposit of £150 is charged, and will also be requested along with your balance, to be refunded within 28 days of returning home, and is subject to confirmation with our management company that the villa and its contents are in the same condition as on your arrival. Any damage, breakages, etc will be paid for from the security deposit. Also any Fines incurred for false call-outs due to guests not setting security alarm system correctly. It is 24 hr monitored & Police respond if siren sounds.

CANCELLATION CHARGES We must be notified in writing as soon as possible in event of cancellation. Should you cancel your booking the following will apply:
More than two calendar months Deposit forfeited -
Between one & two calendar months before departure 50% of total cost forfeited
Less than 28 days before departure 100% of total cost forfeited
We reserve the right to cancel your booking if the balance is not paid by the due date.

FORCE MAJEURE The owners and their agents will not be held responsible for loss or delay howsoever caused beyond our control i.e. strikes, riots, fire, flood, closure of airports or transport problems of any kind, weather conditions or any other event etc
(this list is neither exclusive or exhaustive).

USE OF THE VILLA It is very important to note that only persons identified on the booking form are permitted to stay at the property. The party leader agrees NOT to sub-let, share or assign the property to any other person not authorised by the owner. Please ensure that we are notified of any changes to the original booking, as unauthorised persons staying in the villa will cause the whole party to be excluded from the property without refund and loss of security deposit. No all male or all female parties will be accepted, or groups under 21 years of age. No Pets are Allowed, and the villa is a non-smoking home.

POOL HEAT If required may be requested at time of booking and paid for within final balance. In the event that the pool heat has been paid for we cannot guarantee the temperature of the pool as this will vary according to several factors, the main one being the prevailing weather conditions.

LIABILITY During your stay the owners their agents and representatives do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. This also applies to use of cot, playcot, highchair & stroller. No diving in the swimming pool is permitted and guests are specifically requested not to allow unsupervised children to use the pool area at any time.

ARRIVAL/DEPARTURE The rental commences at 4.00 p.m. on the day of arrival and ceases at 10.00 a.m. on the day of departure.

COMPLAINTS In the unlikely event of a complaint during your stay please contact our management company immediately – their office number is freephone.

INSURANCE it is advisable that cancellation insurance is contained within your travel insurance.
