General Description
This brand new privately owned villa sleeps up to 8 people and is located in the beautiful village of Tuscan Ridge, less than 10 minutes from the Disney attractions. There is a local public supermarket just 2 minutes from the villa and a large Walmart 5 minutes drive away. There are many restaurants near by to choose from. This home is fully air conditioned and comprises an ensuite master bedroom with a king size bed, a second bedroom with a double bed, and 2 twin bedrooms. All are beautifully furnished with drawers and built in wardrobes. There are 2 other bathrooms, a large family room with patio access to the pool area, a living room, a large formal dining room and a large fully equipped kitchen area with breakfast nook. There is also a laundry room with washing machine, dryer, iron and ironing board. To the rear of the property there is a large south facing screened and heated pool, which has a removable child safety barrier. Also a large patio area with sunbeds and patio furniture. A cot and high chair is provided free of charge if required.

Bedrooms / Bathrooms
The master bedroom hosts a king size bed, two walk in wardrobes, t.v., and the luxury of en suite shower ,bath, and toilet. The second bedroom has a double bed fitted wardrobe and chest of drawers. Bedrooms 3 and 4 are twin single bedded rooms with built in wardrobes and chest of drawers.
The master bathroom has a large walk in shower, two wash hand basins, a large bath and separate toilet. There are a further two bathrooms with bath and shower facilities, wash hand basin and toilet. All towels and bed linen are provided

Living Areas
To the front property there is a large living room and formal dining room with a six seated dining table. Relax in the luxury of the 3 piece suite with the enjoyment of cable T.V and PlayStation 2 with a selection of games. To the rear of the property is a family room with the luxury of a 3 piece suite cable T.V, DVD player and music system. Access to the pool and patio area is by patio doors.

Kitchen / Dining
The kitchen is fitted out with all the equipment required for your enjoyable Florida holiday. This includes a full size oven and hob, microwave oven, a large fridge/freezer with ice maker and cold water dispenser, dishwasher, waste disposal, coffee maker, toaster, blender and all cooking and eating utensils. There is also a laundry cupboard with washing machine, tumble dryer, iron and ironing board.

Access to the rear of the property is via patio doors which lead onto a large pool deck and a beautiful south facing private pool,

Location
Tuscan Ridge is a community nestled among mature orange groves and is conveniently located just off HWY 27 on the western side of Kissimmee. The community is very close to the new Champions Gate 36 hole golf course (designed by Jack Nicklaus). HWY I4 is only minutes away and allows you quick access to all the attractions. Tuscan Ridge also offers guests private tennis courts and a children`s play area.
Public is the nearest super market located north on Highway 27, only 2 minutes from our villa. There is a large Wal*Mart some 5 minutes drive south on Highway 27.The villa on Tuscan Ridge is the perfect location to base the holiday of a lifetime, Disney theme parks are less than 15 minutes away.
