General Description
Les Herons is a port side fully renovated (and extended to 120 square metres) detached former fishermans cottage. The GLORIOUS BEACHES of France`s Charente-Maritime Atlantic coast start three miles away and run for over 60 miles, they`re THE BEST!! The house is spacious, cool and airy in summer, warm in winter, modernised, extended, safe, double glazed, well heated for off season and winter stays and has good gardens with 20ft palm tree, fruiting nectarine, cherry and olive trees. This house is busy in summer and stays well used all the year around. Come and see us soon! All prices include all bedding & linen, towels, all electricity, gas, water and logs for the fire for out of season bookings

Bedrooms / Bathrooms
The shower room has a new shower cabinet, automatic washer, sink and vanity unit with towel rails.
All our three bedrooms are spacious, the master bedroom has a superbly comfortable Kingsize bed, lots of space and is well furnished with a wardrobe, chest etc. The second is even bigger with twin beds and fitted w`robes along one whole wall. All rooms except the mezzanine are on the ground floor. The Mezz is our third bedroom, it has a single bed and a genuinely comfortable and quality fold out metal framed settee making a double bed. So, we can sleep seven and you have lots of space to enjoy your holiday.

Living Areas
This house has 120 metres sq of floor space. The lounge is light,airy and spacious with patio doors onto a the rear patio. A TV, DVD and CD player are in situ. Our dining room seats six comfortably or is ideal for the table games we provide. The mezzanine (third bedroom doubles as a second seating area, ideal for the quieter reading moments etc. The mezz looks down on the lounge by day and is curtained to seperate it for privacy by night.

Kitchen / Dining
The seperate dining room seats 6/7comfortably.
The house kitchen is fully equipped, theres a light and bright prep area with surfaces, coffee pots, kettle, sink etc and a cooking area which houses a full sized gas cooker, micro wave, DISHWASHER, fridge, toaster etc. This is not a corner kitchen and is fully equipped for the UK visitor. Also, there`s a six seater seperate dining room.

Outside
Our gardens are securely fenced and the gates lock, to help you keep young children safely in. The front garden has a patio, a 20ft palm tree, a solid stone BBQ, a new olive tree and a fruiting Nectarine tree. There`s off street parking for up to three cars. At the rear is a private sun trap patio, ideal for Breakfast before you fully dress if you wish. Sun beds, tables and chairs are there for you to enjoy. In total, an enclosed safe space of 350m2.

Location
Port les Monards, the port of the village of Barzan is on the NE side of the Gironde Estuary close to the beaches of the Charente-Maritime. The coastal foot path literally passes the front gate. Surrounded by vine-yards, fields and the estuary. It is a small hamlet with picnic benches along the side of the port and two good quality and great value restaurants all within 300 metres. Above all it`s VERY peaceful, to sit out in the evenings and relax after a heavy day at the beach or exploring. All this and it`s only 4 miles away from the start of the Charente Maritimes famous beaches, they run for 60 miles. Close to Royan, St George DD, Talmont (2kms), Mortagne (5kms), Cognac, La Rochelle, Bordeaux. The last two have the nearest airports whilst Poitiers, Limoges and Bergerac are all accessable. Calais (520miles) and St Malo (240miles) are do-able in the day and the A10 Paris-Bordeaux m`way runs within 25kms.

Changeover Details
Bookings are Saturday to Saturday in High season but we are more flexible out of season.
Weekend, midweek and odd few day (two minimum) bookings are welcomed out of season the house is available all year round including Xmas and New Year. Double glazed, log fires and heating as well as fans in every room, it is a house for all seasons.

Extra Details
The Charente Maritime climate grows vines, nectarine and Kiwi trees as well as Olives and 20ft palm trees, all in our garden. This really is Southwest France at it`s best. Come to our paradise and ENJOY. We live 12 miles away, near enough to help but not living with you. Enjoy Uk standards of finish, lower than Blackpool prices in the south west of France.
