General Description
A charming French villa with pool set in the beautiful hillside of Montazels. With stunning views of the surrounding hillside and the infamous Rennes-le- Chateau, it is the ideal retreat for people who enjoy visiting cities and tourist attractions but like to have somewhere quiet to come and relax at the end of the day.
Modern and spacious inside with all the home comforts you could need. Each bedroom has stunning views of the surrounding hillside. On hot days, cool off in the clear, blue swimming pool flanked by a mature Mediterranean garden.
Recently decorated and with new furniture, this villa is light, spacious and immaculate throughout. With everything you could need to make your holiday as pleasureable as possible, this villa is a real home from home with the added bonus of a swimming pool, stunning views and wall to wall sunshine.
This area averages about 300 days of sunshine a year so the odds of bad weather are minimal.
The villa floor is stone tiled throughout making it very easy to keep clean. A large patio door from the lounge opens up onto the spacious stone terrace. Ideal for sun bathing. There is a downstairs shower room which is very useful after a swim. The pool is heated by the sun and so is only really useable from May to October. If you aren`t a sun worshipper, settle yourself under the covered veranda with a book and a glass of wine.
The bedrooms all look out to the hills and when the night falls, you can close the wooden shutters to ensure you wake up when you want to and not when the sun wants you to.
The garden has it`s own olive trees and fig trees which you are welcome to pick if you happen to be staying when they are ripe. The villa is set in 1000 sq metres of Mediterranean garden and is quite private.
There are supermarkets in Esperaza and Couiza (5 mins). Plenty of local speciality produce to try like the Blanquette (Champagne) and nougat.
I`m sure you will be very tempted to stay and relax at the villa each day but if you do fancy visiting one of the many attractions nearby, you will find it a very useful base for the beaches, the skiing, the mountains, the towns and the historical sites. In fact there is so much to see and do in this area, you may well find yourself coming back.

2 Double and 1 Twin
Master bed with ensuite shower room and separate lavatory. Twin and double share upstairs bathroom and lavatory. All have built in wardrobes. Twin room has TV/DVD. Additional camp bed for 3rd child.
Bathroom, Shower room and 2 separate WCs
Both bathroom and shower room are tiled throughout and have vanity unit with wash basin, large mirror and spotlights. Both rooms have heated towel rails and hairdryers.

Relaxing living area with double settees looking out of large patio doors onto sun terrace and view beyond. TV, Satellite, DVD player.

Kitchen / Dining
The kitchen is fitted with modern units and equipment including an American style fridge freezer. A separate pantry gives additional space for food / storage. Equipment: Hob, Oven, Dishwasher, Microwave, Fridge-Freezer.
Choose to either dine inside or enjoy the weather and the view whilst you dine outside on the spacious covered veranda.
Separate utility room with washer/dryer, iron and ironing board.

Swimming Pool
Delightful kidney shaped pool with sun terrace and surrounded by mature garden. Heated by the sun so only really useable from May to end of September.

A patio door from the living room opens up onto the sun terrace. Enjoy the view from the shade of the veranda or from the sunny terrace surrounded by a beautiful, mature Mediterranean garden.

Location
Take a walk in to nearby Esperaza, a quiet village with many shops including a bakery, bars, restaurants and pizzeria as well as a dinosaur and fossil museum. Don`t miss the Sunday market.
Take the train from Esperaza station to the beautiful medieval city of Carcassonne (40 mins drive). Famous walled city and castle. Many events held all year round including on 14 July the traditonal setting light of the walled city which includes a world famous firework display.
Visit the thermal spas of Alet-les-Bain and Rennes-les-Bain. Approximately 10km away these thermal spas dating back to the Romans are well-known for their health-giving properties.
Unraval the mysteries surrounding the infamous Rennes-le-Chateau seen from the villa. Visit ancient sites, chateaus, caves and Cathar castles.
Explore on foot or on bicicle. The Montagne Noir (Black Mountains) and Pyrennes, gorges, forests and rivers are all on your doorstep. Don`t miss Galamus Gorge.
For wine lovers you have Minervois, Corbieres and Fitou which help make the region the biggest wine producer in France. You must try the French Champagne (Blanquette) which is made locally in Limoux.
Explore the market towns of Bram, Castlenaudry, Mirepoix, Revel and of course Carcassonne. Take a boat trip on the Canal du Midi from Carcassonne.
Canoeing and whitewater rafting available along the river Aude as well as fishing.
Beaches are only 1 hour away. Narbonne Plage (ideal for families) and Perpignon offer some beautiful beaches.
Barcelona is about 3 hours away if you fancy a touch of Spain.
Andorra is popular due to it`s tax free status as well as it`s ski resorts. Again only a couple of hours away.
If skiing is your thing, the nearest resort at 40kms away is Camurac, with 15 slopes, two of which are green, 8 blues, 2 red and 3 black. With 7 ski lifts, 13 snow canons and 14 km of cross-country ski tracks. Buses leave twice a day from Quillan (7kms) during the season.

*No facilities for babies and toddlers.
*Rentals normally from Saturday to Saturday but this is negotiable.
*Check in 4.00pm, check out by 10.00am day of departure
*Price includes linen and towels.
*Pool is alarmed / fenced
*Mid-stay clean available at extra charge.
*Welcome pack. A grocery pack can be arranged for a small charge
*Payment acceptable in £ or Euro.
*Booking confirmed on receipt of 20% deposit, balance payable at least 2 months before arrival date.
*A cancellation fee will be charged increasing in rate according to how close to arrival date cancellation occurs.
*A breakages deposit of £200 should be paid with the final payment, this will be refunded on your return subject to property inspection.

Carcassonne (40 mins) Perpignon (1hr 30 mins) Toulouse (1 hr 30 mins). Ryan Air have two flights a day going from Stansted to Carcassonne over the summer.
Rental cars available from all airports – cheaper to book online prior to departure.
