General Description
EXCEPTIONAL VILLA, 15 mins from Disney. 5 Bed, 3.5 Bath, with Private Heated Pool, Games Room, Barbecue & High Speed Internet. Carlton Villas is a luxuriously furnished, fully air conditioned home that can comfortably accommodate 10 adults in the 3 Double and 2 Twin bedrooms with an additional Double Sleeper bed settee in the Living Room.

The Games Room includes a Full Size Pool Table, Full Size Table Tennis Table and Computerised Darts Board. Complimentary barbecue, high speed internet and enhanced TV channel package (live UK new & sport).

Bedrooms / Bathrooms
It has 5 double bedrooms (three rooms with double beds and two rooms with twin beds). Two of the double bedded rooms have en-suite bathrooms and there is a further full bathroom with WC and a separate WC downstairs

Living Areas
The house has been decorated and furnished to an extremely high standard throughout.

There is a separate dining room and a large open plan kitchen with a breakfast bar leading to a good size living room with twin sofas and additional seating. TV, DVD, Video and Playstation2.

Kitchen / Dining
The fully equipped kitchen includes a Breakfast Bar, Electric Cooker and Hood, built-in Microwave, massive Fridge/Freezer with automatic ice maker

Swimming Pool
The fully-screened private pool has sun loungers, umbrella, table, chairs and a child safety screen

Outside
The house is private to the rear where the pool is situated. From the living room there is direct access to the private pool which has extended deck space with outside table, chairs and loungers. The Pool spans the complete width of the house and is totally screened. The 30` x 15` heated pool is positioned to make maximum use of the pool deck and the continuous sunshine. This area has occasional table, chairs and sun loungers and floodlights in the pool allow it to be used at night.

Location
Our luxury villa is situated in the prestigious resort style community of Hampton Lakes. Located in immaculately landscaped grounds on Highway 27 just 4 miles from junction 55 on Interstate 4, this villa is only 15 minutes drive from Disney World – featuring Animal Kingdom, Epcot, MGM and Magic Kingdom. Universal Studios with Islands of Adventure and most of Orlando’s other attractions such as Wet & wild and Sea World are just 30 minutes drive away.

Changeover Details
1. A provisional booking date may be held by telephone and will be held for four days pending receipt of a completed booking form and bill deposit or payment as appropriate. Only the persons named on the booking form are allowed to stay in the house. Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave.

2. DEPOSIT/SECURITY DEPOSIT A deposit of £100/$150 per week is required with the completed booking form. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due. A $200 / £150 refundable security deposit will be charged to cover any breakages or damage. This must be paid with the final balance.

3. At the time of confirmation, an account will be issued showing the balance due. This is payable eight weeks prior to the date of departure. Bookings made within eight weeks of departure are payable in full at the time of booking. Full details and key collection will be sent to you after full payment has been received.

4. The owners reserve the right to cancel the booking if payment is not received by the due date.

5. Cancellation Charges. The client may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing. The following cancellation charges will apply:

More than eight weeks - Deposit forfeited
Between four and eight weeks before departure - 50% of total cost forfeited
Less than 28 days before departure - 100% of total cost forfeited
6. Amendments. Alterations to confirmed bookings can be made at owner`s discretion and the client`s request - an administration fee of £10.00/$15.00 will be charged. Changes need to be notified in writing together with the relevant fee.

7. Arrival/Departure. The rental commences at 3.00 p.m. on the day of your arrival and ceases at 10 .00 a.m. on the day of departure. The property will be cleaned before your arrival and again on your departure. All rentals are inclusive of electricity, water and local sales taxes. A telephone is available for your use in the villa, with local calls being free of charge, but you will need a pre-paid phone or credit card for long distance or international calls.

8. Force Majeure. The owner`s or owner`s agent cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, weather conditions or other events beyond our control). In the unlikely event of a complaint during your stay, please contact the Management Company.

9. Liability. The owner`s or owner`s agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. Please bear in mind that your villa is situated on a development which consists of both residential and vacation homes. Therefore, the owner`s or owners agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the housing development.

10. Pool Heating. If pool heating is required, this must be requested at the time of booking. There is an additional charge and this must be paid for within the final balance. In the event pool heating is requested and paid for, the owners cannot guarantee the temperature of the pool as this will vary according to different factors, the main one being the prevailing weather conditions.

11. Inventory Items. No inventory items must be removed from the house. This includes linens and towels. Any breakages or damage must be reported to the Management Company immediately.

12. Insurance. Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness and damage.

13. No smoking policy. Please note that the owners do not allow smoking within the home but is permitted within the pool area only.

14. No pets allowed.
